Notes:
The bloom looks like a magnolia but the leaves are not leathery and form a tropical pattern around the bud. (Bud is large like a magnolia blossom. I have not yet determined if there is a fragrance) The tree looks tropical. it is in my new yard and I have no idea what it is. It seems to be about 25 feet tall (maybe a bit less). The leaves are medium to light green and standard leaf looking.

There are a few species of native magnolia which are deciduous and do not have dark green, waxy leaves. This appears to be one of them.

It could still be a magnolia, as there are some varieties that do not have the leathery, waxy looking leaves. I don’t see a really clear picture of the flowers so it’s hard to be sure…
