Notes:
Cane with the house. About 30′ tall. Blooms in the spring. No fruit or berries. Green leaves all year round.

Maybe a cultivar or species in the evergreen Viburnum (?). Can you give us more details of the tree, i.e. photos of the tree, and closeup of tree trunk, leaves on branch? For now check out an evergreen species of the genus, the sweet viburnum (V. odoratissimum). According to sources, this species can grow to 26 ft. Again, I’m only speculating.
